The study builds, for Chishan Township, two land price models for which the dependent variables are public-listed land price and market land price. In the public-listed land price model, land price decreases as the distance to the CBD, bus terminal, and the junior high school increases. Land lots along the widest 40-meter street have higher prices than those along the other smaller streets. Land located in the CBD is more expensive than that out of the CBD. Land with higher officially assigned floor area ratio fetches higher price. Those variables accessibility imply that amenity, land use classification, floor area ratio, and allowable development intensity will influence the public-listed land price. In the market land price model, the three explanatory variables are: the distance to the CBD, and the two dummy variables of whether land lots are along the 40-meter street and whether they are in the CBD. This implies that location and accessibility are the important factors determining the market land prices in the township.
